New Barclays Wyndham Earner Plus Welcome Offer: 90k Points + First-Year Annual Fee Waived

The Barclays Wyndham Earner Plus credit card now has a new welcome offer made up of three parts:
Earn 45,000 bonus points after spending $1,000 on purchases in the first 90 days
Earn 45,000 bonus points after spending $500 at Hotels by Wyndham in the first 180 days
$0 introductory annual fee for the first year, then $95
Compared with the previous all-time-high 100k offer, the requirements are exactly the same—you just get 10k fewer points, which are replaced by waiving the $95 annual fee for the first year.
Personally, I think this is slightly better than the previous all-time high. After all, the valuation US card blogs give Wyndham points is 0.7cpp, so 10k points is only worth $70—not as good as waiving a year's annual fee. Plus, getting real cash back is always better than getting points.
If you already have other card sign-up bonuses in progress, first work out whether you can cover both spending requirements within 180 days before deciding whether to apply now.
